What is a Drain Tile System?

While agriculture has used various forms of drainage for fields for more than 2000 years, our modern idea of drain tile systems dates back to 1838 when an American farmer, John Johnston, used clay tiles as drainage on his farm. Of course, the system has developed a lot since then, and the modern version for homes usually uses either flexible plastic or PVC piping which has been perforated. We usually locate any system in one of two places; outside the foundation and buried quite deep, or within the basement perimeter or perimeter of your crawl space underneath the floor.

How it Works

As mentioned, the piping is perforated, which allows water access to the pipes. The pipes are placed in stone beds which lets the water drain into the pipes. The stone type we find is most effective is washed gravel as it helps with water flow. The size of piping used also varies, from very small diameters of around 2 inches to larger 18-inch diameter pipes. Although pipe material is usually plastic or PVC, we will also on occasion use clay pipes. Any excess water around the system is guided into the pipes and then the flow is directed away from your house and into an appropriate drainage outlet.

Do I Really Need a Drain Tile System?

It is quite telling that many building codes now require a drain tile system to be installed in new houses. With the US often witnessing extreme weather variations due to climate change, looking at average rainfall and snowfall from previous years may not be as informative as it once was.
