Concrete Leveling | St Louis
There are a number of reasons why your concrete surfaces – including sidewalks, pathways, driveways, as well as foundations - may be sinking. The main three reasons for this happening are:
- The soil beneath the concrete has washed out
- The level of moisture in the soil beneath the concrete has increased
- The soil has been poorly compacted when the concrete was laid
If you are experiencing any issues with sinking concrete, please get in touch. Our team will make an appointment to visit and asses then advise you on the best leveling solution.
Polyurethane Leveling
This is a modern method of leveling concrete which has now mostly replaced the old ‘mudjacking’ method. Depending on location of area needing levelled and suitability, out team will use a high quality two-part mixture which is inserted into gaps below the concrete at appropriate points which then ‘lifts’ the concrete back to the desired levels. There are two advantages to this. It is a quicker method than other options and will usually take a maximum of two days. It can also be less intrusive as excavation is not needed for larger areas. This method is also very environmentally friendly.
Manual Leveling
For smaller projects, such as sidewalks and pathways, manual leveling can be the optimum solution. This is also preferable where attractive stone such as sandstone has been used and you do not want to replace it. As well as the soil factors mentioned, paths and sidewalks can be affected by tree roots and, if this is identified as the cause, then that needs to be dealt with prior to leveling and we advise customers to talk to a specialist as simply removing any roots can lead to lasting damage to the tree. Depending on particular needs, manual leveling can be a very labor intensive process. While it may not always be the most cost effective, it can preserve your original stonework.
Pier and Beam Leveling
As with any other leveling work, need will depend on extent of damage to the existing foundation. Our normal method is to insert new pilings, usually concrete or steel, at a number of points under the foundation’s concrete perimeter beam. This allows us to raise areas to ensure the foundations are levelled. If more intricate adjustments are needed, we add smaller pieces of material at points to reach the level we require.
